Planning and Development Committee Meeting

THAT the agenda for the Planning & Development Committee meeting of August 14, 2024 be confirmed.

1. THAT report DS-37-2024 of Development Services dated August 14, 2024 regarding Consent File No.: B8-23 & Zoning By-law Amendment File No. Z8-23 be received; 2. THAT Consent File No.: B8-23 for lands located at 70 Pleasant Bay Road, in the Ward of Hillier, be approved subject to the following conditions: 1. THAT each condition shall be fulfilled no later than two years from the date of mailing of the decision; 2. Approved Rezoning, with all means for appeal exhausted, of the subject lands; 3. The County may not have clear title to the lands on Pleasant Bay Road that abuts the subject lands including in this proposal. The applicant will be responsible for all costs to provide clear title to the lands for the subject road allowances to the County, including any additional width needed to accommodate the existing travelled roads, shoulders and drainage works, all to the satisfaction of the Director of Development Services; 4. Road widening or confirmation thereof for the provision of 10 meters (33 feet) of road allowance along Pleasant Bay Road clear of encumbrances, building, structures, and fencing from the centerline of the travelled portion across the frontage of the severed and retained parcels in this proposal to the satisfaction of the Director of Development Services; 5. Prior to the endorsing of the deed for the severed lot, the Director of Development Services shall indicate satisfaction with the Applicants lot grading and drainage plan prepared by a Professional Eng

THAT Zoning By-Law Amendment File No.: Z11-24 for lands described as Part Lot 10-13 Concession 1 West of Green Point Sophiasburgh As In PE174364 Planning & Development Committee Meeting Minutes August 14, 2024 Adopted as circulated to Council on August 27, 2024 (Firstly) Together With PE174364; Subject to PE157381, PE49458, PE49644, be approved.

THAT a condition to require Low Impact Development (LIDs) design principles be incorporated into any future drainage plan design.
